This Is How the Selling Process Begins

In order to get top dollar for your home, here is a simplified version of my more complex approach. This is just a brief over-view, as my full method would make for a very long web page.

  • I speak with you by phone, in person, or via email.
  • I learn about the home, condo, or other type of property.
  • I conduct some preliminary research on the property value.
  • I meet with you at the home, or somewhere else if more convenient for you.
  • We talk about the current condition, and if any improvements will be made, etc.
  • After conducting my market research, I’ll be letting you know what price would be best to place on the home, and what I think it will sell for when offers are reviewed.
  • We’ll talk about various strategies that I often use, such as:
  • (a) A delayed offer review, which is when no offers will be reviewed and accepted until after the home has been on the market for 7 days,
  • (b) Beautifully staging the home, and then having gorgeous professional photography done (both of which I offer for free),
  • (c) Selling the home completely “as-is” in its current condition with no repairs or staging (at least some basic cleaning is recommended),
  • (d) Using “Price Point” methods to price the home that will bring in more buyers and net you more money,
  • (e) And we'll talk about many other strategies that I have perfected over the years.

I do this in many ways including: public open houses, broker open houses, flyers, internet advertising, and getting your home on all the major real estate websites serving our area.

This is in addition to all the other ways I'll market your home to both buyers who already live here in the greater Burien area, and to those who are moving here from other parts of the country.

Here is additional information on the general process that I offer to those who are considering selling their Seattle home:

  • As your Listing Agent, I will first start by evaluating what your home is worth in today’s real estate market. It may be worth more than you think. Pricing your home correctly is important so that you can optimize your net proceeds.
  • Helping you get your home ready for sale. I will offer advice on what matters to buyers today so that they choose your home over others for sale. This includes possible sprucing up suggestions, and general fix-up advice.
  • I will then hire my professional photographer, and pay for it myself as part of my full service. A beautiful photo gallery is a “must have” in today’s competitive market. Buyers first shop online, and their first impression is the photo gallery.
  • Marketing your home effectively and getting the word out to reach as many potential home buyers as possible. This means advertising, open houses, word of mouth, and many other methods.
  • I will make certain that your home is on all the major real estate websites where today’s buyers search for homes, such as: Windermere, Coldwell Banker, Redfin, Zillow, Trulia, JohnLScott, and all the others for our area.
  • Negotiating the sale. When an offer is made, you need a tough negotiator on your side. A good negotiator can make a big difference in how much you receive at closing.
  • Once an offer is accepted, I will follow the transaction through to a successful conclusion. I will make sure that if there are any issues, they are addressed and and resolved.
